Introducing Smartsys - The First Nervous System for Buildings

Verified Savings. Zero Risk. 27-38% HVAC savings verified via automated IPMVP methodology Plug-and-play installation within hours. No upfront hardware or installation costs. You only pay a fraction of the savings we generate. If we don't save you money, you don't pay.

Basically our system helps to cut energy bills and means that there are no Capex fees and our partner funds and owns the hardware and maintenance. The Installation and commissioning is funded by them or by the client (some clients only want their preferred provider)

That means No Capex for the client.

The client pays a flat monthly fee, depending on the number of HVAC units controlled and whether any extra sensors are needed. The software calculates this. If there is a BMS the fee is always at the lower end because the building usually has some sensing already.

We always give a 60-day cooling-off period with free cancellation, so the client sees how it works while we build the baseline and demonstrate the automation. The first payment is on day 61.

ROI: with monthly payments, the ROI is on day 31. The reason: no upfront cost and the savings start when the autopilot goes live. With an annual upfront payment (10% cheaper for the client), the ROI is within year 1.

Energy savings are typically 1.5 to 3x the fee, measured against an IPMVP baseline as explained here and is auditable by the client at any point. We can start with a 1-year contract. Multi-year and multi-site discounts available.

Add-on extra remote monitoring and alerts which are not directly related to energy savings (such as water, gas leaks, fridge doors left open, flooding alerts, etc.) are available

Remote monitoring and Alerts, ESG reporting, and a live platform are included always.

Client criteria

The electricity bill has to be above £40k/yr. We can go lower for clients with multiple sites.

Typical use cases: Restaurants, offices, hotels, leisure centres or similar commercial buildings.

Sites with or without a BMS. We handle most standalone units (Chillers, VRF, Splits, AHU's, etc.) and we have a list of hundreds of compatible closed protocols. If we cannot connect to it, then we can ask our R&D team to unlock it. Multi-site portfolios are preferred; however single sites are fine if the annual consumption bill is above £60k.

Required from the client (pre-onboarding pack)

3 recent electricity bills (plus gas and water if in scope) and 12 months of half-hourly data or supplier portal access. A floor plan or blueprint.

An HVAC zone map and equipment list: (make, model, number of units). Clients often don't have this, but their contractor might do. If a site survey is needed, it has an additional cost.

BMS: confirm yes/no, commissioning docs, photo of the panel showing comms ports. Manual of operation.

Distribution board photos: (open and closed) and EICR if available.

Site address: opening hours, on-site contact, preferred installation date window.

Connectivity: site ethernet or we supply a 4G cellular gateway. We often use both.

Installation: Typically takes one day or less because everything we use is wireless and pre-configured before shipping.

Lead time: Once we have the information and a signed contract, its currently 1 to 3 weeks. Our goal is under one week from instruction within a few months.
